Back in April, I had the pleasure of visiting six exciting and distinctly different off-the-plan development sites. As an Off-the-Plan Consultant, I find it incredibly valuable to experience a future project’s location firsthand. Being on-site allows me to assess key factors like the building’s orientation to the sun, potential traffic noise, surrounding structures, and the quality of available views.

Understanding the feel of the neighbourhood is just as important. It gives me insight into the local atmosphere, proximity to public transport, nearby parks—and yes, even whether the local café serves a decent coffee. These lifestyle elements matter not just to future residents, but also to me as a consultant. My aim is to pass on these insights so my clients can make informed, confident decisions.

Allow me to introduce the six developments I visited, in the order of my inspections—beginning in St Kilda, then moving through Southbank, Yarraville, Ivanhoe, and finally back to the edge of Melbourne’s city centre.

333 STK

Darcy’s Note: I had the opportunity to view a newly completed ground-floor, three-bedroom apartment on the day. The design, fixtures, fittings, and surfaces were of high quality, and the space had a nice, natural flow. I took a walk around the neighbourhood and, yes—there’s good coffee nearby and public transport right at your fingertips.

The building was just beginning to emerge from its scaffold covering, looking fresh and new, with all the signs of thoughtful design and standout architecture. All in all, it’s a very convenient location to call home or a quality investment for the future.

Aria Melbourne

Darcy’s Note: I visited the display suite a week before it was due to be demolished to make way for the construction site. I’ve got to say—I loved the location. Right in the heart of the arts precinct, it offers stunning city views to the northwest and park views to the east. Despite being so close to the city, the area has a calm, serene feel with tree-lined streets perfect for walking. A very cool city address.

Inside the display, you could really feel the quality. The apartments cater to a refined sense of style, with smart design and very reasonable pricing. I personally love Aria and believe it's a fabulous opportunity to own a slice of the good life in Melbourne. A great future investment.

Bradmill Yarraville

Darcy’s Note: Upon arriving at the display centre—located onsite at the construction area—I was amazed by the sheer size and scale of the project. I was truly impressed by the developer’s vision to create an eco-friendly community, delivered in multiple stages over a 10-year period.

Stage one features a series of three- and four-bedroom townhouses nearing completion. Stage two includes more of the fashionably designed townhouses, about to begin construction. A supermarket and shopping complex—with state-of-the-art solar connectivity—will also be built around the same time.

Bradmill Yarraville is named after Melbourne’s largest former textile mill. With a proud local history and strong sense of community, this new development opens an exciting new chapter that still acknowledges its heritage. Grand, modern, and inspiring, this will be an enjoyable place to live—offering city access on your doorstep and the village charm of Yarraville just down the road. I give this project a big tick of approval and see it as a smart investment for early buyers.

Park Avenue

Darcy’s Note: Meeting Jason from the Giancorp Property Group family business at the display centre was a real privilege. I could see the passion and attention to detail that goes into delivering mid-to-large-scale development such as Park Avenue. I left the display suite with no doubt in my mind that any buyer here will be getting an A Class apartment to move into.

With construction starting soon, Park Avenue offers the opportunity to secure high-end apartments with quality finishes at an affordable entry price. Located in Alphington, the site is just a five-minute walk to the train station and expansive Yarra River parklands. A short ten-minute drive gets you to the cafés and restaurants of Clifton Hill, Northcote, and North Fitzroy.

Out of the city’s hustle and bustle but close enough to enjoy it, Park Avenue is a solid future investment or a very stylish and comfortable place to live in a high quality home defiantly worth considering for those in the market.

437 St Kilda Rd

Darcy’s Note: I had the privilege of standing inside the building that will soon be demolished to make way for this absolutely stunning project: 437 St Kilda Road. From there, I got a fantastic sense of the views stretching along St Kilda Road and over Fawkner Park. Next door was the display centre.

This project is all class. It exudes a regal sense of exclusivity, and that will carry through to those fortunate enough to acquire a residence here. I love the location, the design, and the uncompromising quality on offer. If you're looking for a multimillion-dollar apartment and a once-in-a-lifetime Melbourne address—this is it.

The Carter Building

Darcy’s Note: I visited the onsite display centre at the building that will be demolished to make way for The Carter Building. First off, I have to say—I love this location on St Kilda Road, surrounded by the seasonal colours of beautiful elm trees. It’s a gorgeous part of Melbourne.

The new building will be constructed using bluestone, staying true to the city’s architectural heritage. Inside, it’s shaping up to be something truly special—designed by Kerry Hill Architects. You can already feel the sensual design language and timeless quality in the display suite.

Living here will be an exclusive and luxurious experience once it’s completed. Add in five-star hotel-style amenities, owning your own abode at The Carter Building promises a truly lush lifestyle. A fabulous downsizing opportunity for those with a taste for elegance.
